Considering current economic conditions, doing a home improvement project can be a much more affordable task than purchasing a new home. Detailed strategic planning should be completed before starting a project in an effort to avoid becoming over budget before completing the project. A budgeting worksheet can be developed or one can be downloaded from the internet for free.

Once the worksheet is in hand, a cost estimator should be put to use. This allows for the comparison of approximate costs with similar remodeling projects in your area. Jotting down notes as the research is completed on material cost helps to match ideas with available building funds. Available money-saving tips can be reviewed. All of this can help to determine if the funds on hand will cover the costs of the project. If a loan is needed, credit worthiness can be checked to determine if the credit score should be increased prior to starting the project. Get the appropriate building permits before any work is begun. It is also best to obtain the services of a licensed building design contractor to draw the plans if this is a major home improvement.

Once the decisions are made on the size of the project, then determine if it is going to be a do-it-yourself project. If so, this will help to decrease costs considerably. If professional help is going to be needed, research must be completed on who and at what cost. Determine if the homeowner will be shopping for the building materials or the professional who is going to assist with or complete the home improvement. Every aspect of the home improvement plans should be written in the cost estimator on the budget worksheet. Contracts are signed if assistance is hired.

Even after these decisions are made the project is started some homeowners still find themselves over budget. Phases of the project need to be adjusted so that it can get back on budget. Possibly, the size of the project can be adjusted. If not, the type of building material can be changed to a less costly type. Check to decide if this can be done without compromising too much on quality, if possible. Verify whether or not the improvement has reached a stage of completion at which work can be halted for a specific time period without affecting the quality of the completed project. This would be done for a period of time that allows for the accumulation of the needed funds.

Another change that can be addressed is the supplier for the building materials. Sometimes suppliers will give better discounts on the prices of their products than their competitors; if certain legitimate concessions are made. If the project is being funded by the property owner who is running short of funds for completion, then there is the possibility of pursuing a loan to complete the project. It would require appropriate drawing plans to be available with those plans having been followed. Proper building permits would have to be available. The entire property would have to meet the criteria of an appraisal and the required value. This is another reason for planning the home improvement from an official documented written format at the outset. Writing everything down allows for a well planned project at the outset.

Filling your house with furniture is nice and making sure that everything matches will bring your house together but there is one step beyond even matching your furniture to the design of your house. Make your furniture into a part of your house. Bookcases, bunk beds, television and even seating can become a part of your surroundings with a fair bit of effort or basic skills with a checkbook.

You can also convert pre-existing spaces into new storage. I live in an old apartment that originally had an ironing board built into the kitchen wall. With the ironing board taken out and some simple shelves installed I converted it into a perfect spice rack and freed up a lot of space in my cabinets.

With metal bunk beds or a cool loft bunk bed it’s really just a matter of extending the wall to encompass the frame of the piece. Make sure to match any woodwork that you use to the original molding of the house so that the transition is smooth and seems natural.
I have seen some houses in which a wall has been extended past its original frame, a sturdy platform is built to support a mattress and box spring and then the wall extensions are converted into cabinets. This new “bed” looks like it was a design element intended as a part of the hose by the original architect and comes off as very classy. If you plan to do this with bunk beds I suggest hiring a well-known carpenter who can guarantee that the second level of beds will be entirely sturdy and load bearing well beyond what you think it might need to support.

Integrating a TV into a wall is similar to installing a recessed medicine cabinet. Essentially, you cut a properly sized hole into the dry wall, secure the TV to the studs properly and rebuild the wall around the edge of the TV. To finish, you can either carefully edge the new drywall to the television or you can buy a large picture frame and mask the hole entirely. This is best achieved with a flat screen television but I have seen some people use full sized TVs by having the back extend into a closet or crawl space that is not going to be seen. This gives the illusion of a flat screen TV.

To further streamline your house you can remove doors between adjoining rooms then completely remove the hinges from the frames. Properly filling and painting the screw holes left from the hinges is key to making this seem intentional and visually pleasing.

With the economy in the state that it is in today, it is hard enough to maintain a mortgage and have enough money left over to comfortably pay utilities and stay on top of general maintenance. If you are a home owner, you are probably already aware of this all too well. It may seem overwhelming to think of additional costs that may come from unexpected events, especially when the result is water damage in your home. Fortunately, there are some things that you can do yourself when water related issues come up as long as you are driven enough to learn how to address the problem the correct way and do not mind the work that will be involved. In addressing the issue of water damage in your home, you can save a tremendous amount of money by doing the work yourself.

The first thing that you have to do when an event occurs that leaves your house wet inside is to determine exactly where the fault lies that allowed the event to take place to begin with. If it looks like something that may be handled by your insurance company, you should definitely have them handle all of the repairs. If the damage is flood related and you have an additional flood insurance policy, then you will be well taken care of and you really don’t have any expenses to worry about. However, if the damage is related to something that is not covered by your insurance company then you will need to address it yourself. Hopefully, you have some friends or family members that can provide you with assistance in the work and possibly even give you guidance based on their own experiences.

Once you have determined what the source of the water issue is, and if you have confirmed that it is something that you are responsible for on your own, you will need to be ready to quickly address the issue before it has an opportunity to occur again or get worse. You will need to make a list of all of the items that you will need to repair or replace and take that list to your local hardware store. keep in mind that there are some things that should be done by only a professional, so be sure and ask for advice from experts in that particular field or even in that particular department in the store before you remove anything or begin the work. While your goal here is to save money in labor cost, you want to be sure that you do not create more damage by trying to do something that you are not familiar with and wind up breaking something else. You can cause your first estimate on the cost of the project to go through the roof if you are not careful and don’t pay close attention to what you are doing.

Take full advantage of the resources that you have at your finger tips when considering doing home repairs yourself. There are several instructional videos online, as well as articles written by experts on just about anything you could possibly need to do to your home. Seek assistance from employees at your local home improvement stores. They are usually contractors in the same fields as the departments that they work in and can show you the best parts to buy for your project as well as give you some fantastic tips on how to go about doing the work.

If you have a water related issue come up in your home that is creating damage or has the possibility to, responding immediately to the situation is the best thing that you can do whether you do the work yourself or not. If you decide to try to save some money and do the work alone, be sure that you tap into every resource that is available before you get started and do not be afraid to ask as many questions as you possibly can.

Humidifiers and humidifier accessories are vital appliances in the house, and for this reason you should be a little bit careful so as to buy one that will serve your needs well. There are some pretty effective buying tips that will greatly help you in your quest to purchase them. Some of these tips are discussed below;

One key point to consider is to purchase an accessory or humidifier accessories that are similar to the brand of the humidifier itself. This is important if the accessory is to fit in well and work well with the facility. If you buy from a different brand it might not work well and can even lender your warranty null and void.

It is also good to deal with a distributor that offers room for goods return. This will be beneficial just in case the accessory does not fit in or does not work at all. If you do not incur if the distributer takes back goods sold, it will be an extra expense to you in case it fails.

You should also consider the type of humidifier you are using as these appliances needs different parts. What works for one type does not necessarily work for the other.

It is also noteworthy that you purchase new humidifier accessories, even if they cost extra money. Used ones may not give you longevity and can be dangerous, especially in the case of medicated cups that can have adverse effects on your health.

It is also good for you to do research as to which is the most appropriate parts to buy. While buying these accessories is not the same as buying car accessories, a certain amount of research can keep you in good stead and assist you to make an informed choice.

Another vital point is that you should factor in the issue of humidifier accessories at the point of buying the humidifier itself. Before you buy the appliance you should try to investigate whether parts and accessories for it are available in the market and this will save you a lot of troubles when it comes to getting its parts.

You should also factor in the ease of maintaining the accessory as well as the ease of cleaning it when you put it in the appliance.

Other points to consider is the cost of purchasing the accessories as well as the warranty that come tagged with it. Warranties are especially vital as they portray the durability of an accessory.

Winterizing your home is easier than you think. While it takes more than a roll of duct tape to get the job done, getting a role isn’t a bad place to start. Afterward, print the following list out, or scribble up a similar one of your own. When you’re finished with that, it’s time to get started.

Store outdoor furniture and tools

Simply throwing a tarp over your outdoor deck furniture, lawnmower, and other warm weather items won’t keep these expensive items immune from the damages of cold weather. Freezing temperatures can crack plastic, the weight of snow and ice can break glass, and sensitive internal components can be irreversibly damaged after months of exposure to extreme weather. Put these items in your garage, or in a self storage unit.

Stock up while you can

Stores only have so much floor space they can devote to snow shovels and bags of salt. When a snowstorm looms, you don’t want to be stuck without these essentials. Make sure you have what you need to dig yourself out of snow and sleet before the bad weather kicks in. This includes canned goods and potable water as well, in case the power should go out for a significant length of time.

Seal ducts, doors, and windows

This is where that handy roll of duct tape gets used. Estimates figure that the average home sees between one-tenth and one-third of its heat escape through unsealed ducts. Combine that with how much cold air can make its way through improperly shut windows and door cracks, and it’s easy to see how the energy bill can get so high in winter. Run through the house and seal those ducts, doors, and windows, using duct tape, heat-retaining plastic sheeting, and other means of insulation and encasement.

Switch ceiling fan direction

This is a little known piece of advice that goes a long way when it comes to winterizing your home. During the summer your ceiling fans should be moving in a counter-clockwise motion, which helps to push cold air down and bring hot air up, due to the angle of the blades. Reverse this, and you will cause cold air to be channeled upward while warmer air is distributed below.

It doesn’t take a big investment to prep your home for winter – nothing more than the cost of essentials and the $2.00 roll of duct tape. Spend an afternoon getting geared for the cold season, and thank yourself for it when winter finally arrives.

There are going to be times in your life when you will need to pay close attention to your surroundings and be prepared for dangers that may be just around the corner. If you are a home owner, then you will have even more responsibilities to consider when a threat may be headed in your direction. Severe weather can bring great risks with it, and while the most important thing is the safety of you and your family, there are things to consider regarding your home’s safety as well. If you do not plan well for a severe storm that may be headed your way, the result could possibly be water damage taking place inside your home.

Fortunately, there are some things that you can do to prepare your home to weather the harsh conditions that come with a severe storm. How drastic the length of the measures you will go to prepare will depend heavily on the level of threat the storm poses. Before you begin the preparation process, you will want to check your local weather reports and determine how vulnerable your home may be based on the effects it is having on nearby areas and the strength that people are claiming it has. This will help you decide how extensive your preparation process will need to be.

Preparing for a storm that has been deemed light gives you an excuse to go around your home and double check things that you should be staying on top of anyways. You need to be sure that the weatherstripping around your doors and thresholds are present and in good shape. You want to be sure that all of your windows are closed and sealed well. Look for any small holes or cracks in the glass. This can contribute to a much larger problem down the road as damaged glass is a lot easier to break up under the pressure of heavy rains and strong winds. Be sure that everything in your attic is sealed off from the outside of the roof and water tight. If you know that you have a storm traveling in your direction, you may want to place some towels down over the floors by any entrances that may be used by yourself or others living in your home.

If a storm is headed in your direction and there have been warnings issued regarding the severity of it, then you need to be sure that everything mentioned above is done with the addition of taking some more drastic preventative measures. Most severe storms bring two extreme threats into play, strong winds and heavy rain. These winds can sometimes pick objects up from the ground and turn them into high speed projectiles, becoming extremely dangerous and even deadly if you find yourself outside or close to a window inside. Since your windows are very vulnerable to this type of threat, you may want to consider cutting sheets of plywood and placing them over all of the windows in your house until the storm has safely blown over. The heavy rains that will come can cause some serious issues as well in the form of flash flooding. If rain water comes down too fast to drain well, it is possible that flooding can occur in your home as a result. Besides making sure that you have effective drains around your home that are free of any debris that may prevent them from doing their job well, you may want to consider building a barrier with sandbags. Over the years, thousands of people have saved their homes from suffering from the terrible effects of water damage by fillings bags with sand and stacking them in the form of a wall around the entire perimeter of their homes. This has proven to be one of the most effective ways to prevent flood waters from destroying a home, or at least reducing the amount of water that can actually penetrate the walls.

Finding a carpet at a cheap price may be an easy task. However when it comes to the installation there might be a little more money for you to spend. There is the option of the “one stop shop” where you get everything you need that has to do with the carpeting at one place. This will mean that you can get the padding, removal and installation of the carpet.

In most cases you will save quite a fortune if you opt to use separate people for the carpet services. You can decide to have one person selling the carpet to you and then another installing it for you. This way you are sure to save some extra money and even get a much better deal.

On average you will spend about 4 dollars on each square yard when you are installing. Then you will have focus on paying for both removal and padding. Make sure you look around for as many options as possible. Compare the rates of a company offering all the services in a package oppose to the rates for having different companies that do either the carpet only or padding only.

If a company offers you a new carpet inquire whether the company can allow for you to use their dumpsters to help you let go of the old carpet whose removal you have done yourself. You might be surprised at how much you actually save when some companies offer to help you with the disposal.

Any carpet prices that are low tend to have a bearing on the quality. Cheap pricing means less quality therefore be keen on the issue of pricing. Just make sure that you only spend what you can afford.

People who are carpeting houses that they are about to sell might not be too keen on quality. Also, if someone identifies a house they like, it might be difficult to change their minds to something else even if the carpet were cheap.

Such a person will postpone the task for a later time when they are in position to go about it perfectly. Each company offers a very unique package and therefore to identify the best inquiries have to be made with friends and family.

How did they do their carpet purchase and installation? Did they use the same company? This will help you cut down on the losses you will incur as you will have first hand information about the cheaper alternatives.

Secured loans are commonly used although many will regard them as a property owner’s last resort. They work because a secured loan will provide the lender with the security of a property in exchange for the loan.

There are pros cons of course with a secured loan. The benefits to a lender are that a loan may be available to a borrower who is unable to qualify for a loan via other methods due to a poor credit rating or CCJ’s. Secured loans may also be available for large amounts for example 75k compared with a smaller unsecured loan.

Disadvantages are that a secured loan can be expensive as often the loan period is longer than an unsecured loan sometimes up to 20 yrs. There is a cautionary note here, borrowing for a longer period may reduce monthly payments however the total amount of interest paid may be greater.

Example of loans of 10k @10% interest for a period of 5/10/15 years**:

5 years 212 pm Total paid 12,270 Total interest paid 2,720

10 years 132 pm Total paid 15,840 Total interest paid 5,840

15 years 96 pm Total paid 23,040 Total interest paid 13,040

** Source BBC finance page–May 2011

A golden rule of borrowing is that you should not borrow money if you do not need to. Whilst this may seem common sense there are borrowers who take a loan for the wrong reason, for example to consolidate various loans or debts. This may end up with the total amount being greater than the total of the separate loans. If you have a good credit rating then a secured loan may not be the best option for you. Another golden rule is do not borrow more than you need, do not be tempted to increase a loan for spending you had not considered. Examples here include holidays, new cars or other luxuries. It should be stated that there are alternatives to secured loan. These include using savings, credit card balance transfers or even a topical idea these days – just reduce other spending instead!

Other points to consider before borrowing are knowing your debts in total. Do you know how much your individual debts are? If you are considering a secured loan the secret is to Plan Plan Plan!

Plan the amount you need to borrow & stick to it. Compare prices to get the best deal, there are a variety of Internet sites that provide this service. Check if there is an option to borrow your required amount from your existing bank or building society instead of taking a secured loan.

You will find that interest on a SL depends on the size & length of the loan, on your credit score & the equity in your property. Lenders assess those in different ways, for example one lender may be cheaper for good credit scores & limited equity but not for poor credit scores & good equity. You should also check if there are any early redemption penalties on any loan. A note on home improvements here

Home improvements can turn your home into the place you want to live in or simply make life easier & more comfortable for you in your home. Home improvements are various & include extensions, conversions, ‘green’ measures or just plain redecoration.

Home improvements fall into the following general categories with example:

Comfort – landscaping, air conditioning & wood flooring

Maintenance & repairs – redecoration & subsidence,

Space – extension & loft conversions

Energy – solar panels & water conservation

Safety & security – alarms, security lighting & sprinklers.

These may all suit your needs & increase the enjoyment & comfort of your home. They may even increase the value of the property, however, this is not always the case & is not guaranteed. I know of one family who built a swimming pool in the back garden of their semi to suit their needs. Whether this helped or hindered the eventual house sale I do not know but this should be a consideration. Ideally your home improvements should add value to the property & research is sensible. Of course some will want to improve their property for their own needs/requirements regardless of the effect on property valuation. I did know a couple in Wales who replaced the back wall with a whole glass structure. Did this add value? I don’t know but I doubt it somehow. Of course an Englishman’s home is his castle & it is your money but especially these days when money is tight every penny counts.

The work done professionally or have it done by DIY. Having the work done by professionals could involve hiring specialist contractor’s electricians, plumbers etc or hiring a general contractor to manage the whole project. Such issues may depend on how big the overall project is & what skills you possess to undertake some or all of the work.

Your home should be the most sound and trouble free place that you can go. After a long day at work and an evening spent mostly trying to deal with the craziness that has become society as we know it, the home that you live in is the only true form of solitude that you will know. In order for your home to take care of you in such a way that it makes you feel at ease, you will also need to take care of it. Since water damage is the number one enemy for all homes, I will share with you some ways that you can determine if your home is experiencing water damage and it has simply gone under the radar.

Many people have water damage in their home from time to time and are not even aware of it. The real issue here is that the longer that it goes unnoticed, the worse it will get and by the time that it rears its ugly head for all to see, you are looking at some pretty extensive repairs that will come along with a pretty large invoice for all of the labor and materials that will be required to address the problem. If you can become more aware of the signs ahead of time, you can learn to expose water related issues that you may already have in your home before they get out of hand and have the opportunity to empty your bank account. Searching for hidden water issues that could cause potential damage to your home should be a habit that you get into immediately. It does not take much time out of your day and is really something that you should do about once a month. It would also be a good idea for you to do a quick run through your house for a quick inspection any time there has been a recent severe storm that brought strong winds, heavy rain, snow, or ice.

The key to learning these little ways to determine if you may be in the presence of an issue with water in your home is by learning to be observant when at home. You also need to have the ability to be patient when occasionally inspecting your house, as this is something that is too important to rush. The steps you will take when searching out any possible water related issues are actually quite easy once they become habit. It does not take any special training or tools, just an eager eye that knows where to look for possible damage. Schedule these inspections of your home when you know you will have a few hours alone to focus your attention and thoroughly go through the house uninterrupted.

You want to use all of your senses when searching out possible hidden water damage taking place in the home. When you are in the presence of water that has been sitting or is saturating materials, there will usually be a musky smell that will accompany it. You may even be able to feel a high level of humidity or excessive moisture in the air. This is another indication that water may be lurking about. Probably the easiest way to detect hidden water issues and leaks is by spotting water stains and damp areas on your walls or ceilings. This is a great way to locate water issues that have usually just sprung up.

Remember, you do not need any distractions when you are doing an inspection of your home for possible water damage. You need to be able to tap into all of your senses and take your time to ensure that nothing goes unnoticed.
